Guidelines

Payment & Fees
-
To secure the date, a signed contract must be accompanied by a 25% down payment. This amount is non-refundable.

The remaining balance AND a security deposit of $500 are due 1 month prior to the event. Please note that the security deposit is not taxed. Assuming responsible cleanup and no additional costs owed, the security deposit will be returned to you after the event.

An individual representing the venue to inspect the set-up of all vendors prior to the event to ensure all rental guidelines are followed.
Insurance
-
A current certificate of commercial general liability insurance naming Wood End Farm LLC as a certificate holder and listing the dates that you will occupy the property in the amount of One Million Dollars is required. This certificate should be provided by Farm and Family Insurance using the contact information provided in the contract.

Additional liability waivers or supplemental insurance may also be required depending on the insurance and the activities you have planned for the event.
Smoking
-
NO SMOKING inside of any buildings.

SMOKING is only allowed in designated areas outside and all smoking related waste should be discarded of properly. You are responsible for communicating this information with your vendors and guests. Each cigarette butt, cigar cap, plastic tip, etc. found improperly disposed of will result in $25 taken from your security deposit.
Parking
-
Renters and their parties shall observe all posted signs for parking and driving on the property.

Materials may be dropped off for the event, but vehicles must stay on the gravel for drop off and not drive on the grass directly around either barn or house.
Clean-Up
-
Clean-up is the responsibility of the renter.
-
Renter must dispose of garbage in the provided receptacles.

Barn cleaning requirements – Sweep floors in both top and bottom of barn with provided push broom.
-
Farmhouse cleaning requirements – Vacuum all rooms used with provided vacuum cleaner. Wipe off all surfaces in kitchen.
Other
-
It is the responsibility of the renter to identify one event coordinator or another individual as the sole contact.
-
Once a contract is signed and down payment received, a single Wood End Farm representative will be your contact until your event is complete.
-
Agreements cannot be transferred or assigned.
-
No flames (candles, fire pit, bonfire) without permission.
-
No nails or paint. The structure and décor of the barn and house cannot be altered.
-
Without prior approval, all events must end by 10:00 PM.
